A clean finish-out might run $8k, while a full conditioned living conversion with egress and plumbing can pass $70k. Finish vs. conversion

Insulating, drywalling, and coating a garage that stays a garage is far cheaper than a living conversion, which triggers insulated floor build-up, egress, HVAC, and inspections — often a $25k–$50k difference.

Floor coating system

Materials & Options

Polyaspartic floor coating

It cures fast even in cool garages, resists UV yellowing near open doors, and stands up to the chlorides and grit Utah winters track in better than standard epoxy.

Insulated overhead door

A polyurethane-core sectional door is the biggest single hole in a garage envelope; insulating it is what lets a heater actually keep the space warm.

Permits in Utah

A cosmetic garage finish usually needs no permit, but adding circuits, gas heat, or converting the garage to living space does — and Utah cities inspect that work. A garage-to-living conversion also requires zoning confirmation because many Wasatch Front municipalities mandate a minimum number of enclosed or off-street parking spaces; removing a bay can violate that rule unless you add parking elsewhere. Conversions are inspected for egress, insulation and energy compliance, HVAC, smoke and CO alarms, and any new plumbing. We verify parking requirements with your city, pull the permit, and coordinate inspections so a conversion is fully legal.

Maintenance

  • Rinse road salt and magnesium chloride off a coated floor a few times each winter to protect the finish and the concrete beneath.
  • Check and reset the garage-heater or mini-split filters at the start of each heating season.
  • Inspect the overhead-door weatherstripping annually and replace it when it stiffens or cracks in the cold.
  • Re-torque and clean slatwall and overhead rack hardware yearly, especially where heavy tools hang.
  • Watch for slab cracks and reseal joints so meltwater and grit do not work under the floor coating.

Common Mistakes to Avoid

Coating the floor without grinding it

A coating rolled over a slick, unprepared slab peels within a season under hot tires and Utah winter grit; mechanical grinding is what gives it a lasting bond.

Heating an uninsulated garage
